Application Information
and Qualifications

Applicants must have a verifiable monthly income of at least 2.5 times the rent, a clean rental history, and a credit score of 620 or higher. Each adult (18+) must submit a complete application with a $50 fee, proof of income, and ID, with processing taking 3-5 business days.

Income

  • Combined gross monthly income must be at least 2.5 times the rent.

  • All income must be verifiable and documented.

Credit Requirements

Minimum Credit Score: 620

​

Credit reports must be free from:

  • Evictions

  • Liens

  • Judgments

  • Unpaid utility bills

  • Credit collection activity

  • Late payments or severe delinquencies

  • Repossessions

  • A debt-to-income (DTI) ratio exceeding 50% (including rent for the property being applied for)

Note for applicants with a government rent subsidy:
You may submit alternative proof of ability to pay rent instead of relying solely on your credit report. Please refer to the application for details.

Rental History

Applicants must have a rental history free from:

​

  • Late rent payments

  • Severe property damages

  • Evictions

  • Prior lease violations

Application  and Processing

  • Application Fee: $50 (non-refundable) per adult applicant (18+).

  • Each adult must submit a separate and fully completed application. Applications with blank fields will not be processed.

  • Proof of income must be submitted with the application. Incomplete applications or those without proof of income will not be processed.

  • A valid photo ID and Social Security card are required for verification.

  • The application process typically takes 3-5 business days, but may take longer depending on verification times and owner response. Applicants will be notified immediately upon approval or denial.
